<p>Cavalier Homes Manawatu’s entry into this year’s Manawatu Master Builders House of the Year has earnt them many accolades. It is a 315m2 single story home with extensive views over rural Fielding. The home has three bedrooms along with with a studio, open plan kitchen and family room area adjoining a formal dining and lounge area. Three bathrooms and a powder room provide future proofing for resale value along with a three car garage.</p>
<p>As it is built on a sloping site, the area was leveled by elevating the site at one end, to ensure extensive indoor/outdoor entertaining areas. Materials were carefully chosen to make the house low maintenance, warmer and healthier. Colour steel corrugated iron roof and rockcote Integra were chosen to enhance the schist stone work around the chimney and feature wall.</p>
<p>Designed for an artist, the design provides a sense of spaciousness with a 2.7 stud and 2.4 metre Aluminum joinery to take advantage of the all-day sun and amazing views. A walk-in scullery, central kitchen, dining and family room also typify the spaciousness of the design. The home heating options include two gas fires, heat pump, and also under tile heating in the wet areas.</p>
<p>As well as the gold award the home won the Pink Batts Energy Efficiency Award, and the Gib Living Solutions Award, from all this year’s entries.</p>

<p>The cost of the lightweight cladding used in the Synergy 8 can be substantially less than traditional brick veneer finishes.</p>
<p>&#8220;We chose the Scyon range of cladding which is heavy duty but lightweight&#8221;, Dale Paddle said. &#8220;It is an advanced cement composite made from benign raw materials which are low in toxicity. Scyon products are very durable and low maintenance which helps create buildings low in lifetime energy consumption. It is also easy to install and highly resistant to damage from termites, rot and fire.&#8221;<span id="more-1564"></span></p>

The cladding panels are sealed on all sides for durability and stability and come with a 10 year warranty.</p>
<p>Scyon Linea Board is a versatile cladding that was used on the rear of the Synergy 8, and for surfaces above ceiling height, Cavalier used Scyon Stria which has the classic appeal of decorative render. The Scyon EasyLap cladding used on the west wall also provides an authentic rendered look. Like Scyon Matrix, all three products are resistant to cracking, warping and swelling and they come with a 25 year warranty. The products are low maintenance and will retain their integrity and general appearance significantly longer than timber. They will also hold paint longer than wood and two of Australia&#8217;s leading paint manufacturers have given an unprecedented 15 year warranty on specific products that are used on Linea and Stria Board.</p>
<p>When Scyon cladding is used in conjunction with the right insulation it greatly enhances the energy efficiency of the home.</p>
<p>&#8220;Scyon building materials are also ideal for split level and two-storey dwellings as it can dramatically reduce the use of structural steel,&#8221; Dale said. &#8220;We have been very pleased with Scyon and see it has a strong future in the building industry.&#8221;</p>

Swells of three metres on Saturday and even larger at four metres on Sunday made conditions extremely difficult, with the super-fast boats smashing into wave after wave.</p>
<p>Only six boats finished the race on Sunday, when the Friers won the Supercat 1000 class in their boat The Good Guys, after winning pole position in the shootout on Saturday.<span id="more-1531"></span></p>
<p><img class="alignleft size-full wp-image-1533" title="cavalier-superboat-03" src="http://cavalierhomes.co.nz/wp-content/uploads/cavalier-superboat-03.jpg" alt="" width="300" height="224" />“It felt like the boat spent more time out of the water than in the water. It was certainly hard on the neck and kidneys today,” said Chris Frier, driver for the Friers Offshore Racing Team. His brother Brendan is navigator.</p>
<p>Chris said there were great crowds at Newcastle. “Probably around 10,000 people watched the event over the weekend,” he said. “The second round at Mackay on June 25 and 26 is shaping up to be the biggest of the series, with 15 boats competing across all four classes.”</p>
<p>Other winners were Maritimo in Class One, Saracen in Supercat Outboard 600 and FGI in Supercat Outboard 400.</p>

The Gold Coast-based Trilink Group has finalised plans for a $60 million permanent residential resort project at Varsity Lakes. The project will comprise 120 apartments in three, eight-storey towers, a four-storey low-rise, and extensive community facilities.</p>
<p>It will be located on a 4900sq m site purchased by Trilink from Varsity Lakes master developer Delfin Lend Lease for $3.5 million this year. Trilink CEO, Mr Kym Plotkin said the development application was lodged with the Gold Coast City Council last week.<span id="more-1522"></span></p>
<p><img class="size-full wp-image-1524 alignright" title="main-phoenix" src="http://cavalierhomes.co.nz/wp-content/uploads/main-phoenix.jpg" alt="" width="177" height="172" />The project, Three at 33 located at Varsity Central and overlooking the 80-hectare Lake Orr, will be the fifth development undertaken by the Trilink Group in the Varsity Lakes precinct. It will follow the recent completion of the company’s $25 million Azzurra Eco project where sales have exceeded $18 million. The new project’s three, eight-storey towers will be identical and include a mix of one, two and three-bedroom apartments on each of the 447.5sq m floors. The four-level building will comprise one-bedroom apartments from 78 to 107sq m with six per floor.</p>
<p>‘‘There will be a wide range of floor plans and we will be providing apartments that are 5-10 per cent larger than most of their type on the Gold Coast,’’ said Mr Plotkin. ‘‘We will also be providing the highest level of community resort facilities ever offered in a permanent residential project on the Coast, with two swimming pools, both more than 20 metres in length, connected by a flowing watercourse. A suspended, glasswalled gymnasium will overlook the pools, sauna, spa, Zen garden, cabana barbecue areas and a teppanyaki bar. Each tower will have a rooftop Zen Garden with views to the ocean.’’</p>
<p>Building work will be undertaken by the Cavalier Construction Group.</p>
<p>Mr Plotkin said the project was being advanced in anticipation of a strengthening permanent apartment market on the Gold Coast in 2011 and due to the company’s successful Azzura Eco project.</p>
<p>‘‘The demand and supply fundamentals for permanent, non-holiday let, residential apartments on the Gold Coast are highly positive in the long-term and, subject to development application approval, we hope to have the first stage on the market early next year,’’ he said.</p>

Trilink Group comprises several merged entities providing development, construction, project management, engineering, architecture, structural steel and pile manufacturing, and marketing services.</p>
<p>Trilink Capital lends only to companies that sign a tripartite protection agreement and also agree to utilise Trilink Group&#8217;s combined expertise and services. Group chief executive officer Kym Plotkin said the scheme was the offspring of the global financial crisis and aimed to ensure maximum security for Trilink Capital&#8217;s investors and developer clients.<span id="more-1520"></span></p>

<p>&#8220;The GFC made abundantly evident the hardship imposed on the development industry and investors by tight credit and a market downturn,&#8221; he said. &#8220;Our new structure and system, an Australian property industry first, has been put together to limit future risks. We saw a need to put in place an unprecedented level of safeguards for investors, by putting in place a totally new kind of structure and methodology in providing development finance and services. Undertaking projects this way gives us increased volume buying power with suppliers and the ability to efficiently co-ordinate the entire development process from concept through construction to sellout. It also enables us to closely monitor costs, deliver high-quality product at a fair price, and ensure the integrity of fixed-price contracts. The tripartite agreement provides the security for the investor and is between the lender, the borrower, and the companies undertaking the project. It gives Trilink Capital a call on the profits these companies earn from the project to service debt if the borrower defaults. Trilink is then able to complete construction and after repayment of loans, has priority for recovery of outstanding funds.&#8221;</p>
<p>Trilink Capital operates the Trilink Property Fund and is about to establish a second, the Trilink Mortgage Fund. Both funds are administered by trustee and responsible entity, Guardian Securities Limited. Trilink Group&#8217;s development projects include Azzurra Eco and the upcoming $61 million Phoenix at Varsity Lakes.</p>

			<content:encoded><![CDATA[<p>THE Gold Coast residential property market has been delivered a strong vote of confidence with the launch of Trilink Group&#8217;s $60 million residential development at Varsity Lakes.</p>
<p>The 120-apartment Phoenix community fronting Lake Orr has been strategically launched as a new-wave development designed and priced to meet current buyer demand. Preliminary site works and off-the-plan marketing started this week. More than 500 local construction industry jobs will be created over the projected three-year, staged development of the project. Trilink Group is confident the project will flag the recovery of the Coast&#8217;s permanent residential market driven by pent-up demand from owner-occupiers and investors for well-priced, high-quality and centrally located apartments offering a lifestyle that cannot be found in traditional suburban houses.</p>
<p>&#8220;There are many buyers who want to live the dream of owning a top-quality Gold Coast apartment with extensive resort facilities but at affordable prices set to meet today&#8217;s market,&#8221; said Trilink Group CEO Kym Plotkin.<span id="more-1518"></span></p>

<p>Trilink&#8217;s strategy is also taking advantage of a rising national trend among owner-occupiers to buy well-located and priced apartments rather than more highly priced houses on big blocks. &#8220;There is a substantial dormant demand and little supply of the kind of product we are offering to the permanent residential market and investors who want their properties let to long-term tenants,&#8221; said Mr Plotkin.</p>
<p>&#8220;Trilink Group and our conglomerate of affiliates are able to meet the challenges of the current market and work together to keep construction costs and prices down.&#8221;</p>
<p>Phoenix apartments and facilities are designed to attract owner occupiers and will not be rented to tourists. One and one-plus bedroom Phoenix apartments are priced from $299,000. At the top of the price list is a level eight, three-bedroom apartment for $549,750.</p>
<p>Phoenix is one of the largest multi-unit developments approved by the Gold Coast City Council in more than two years. Body corporate fees are expected to average $55 a week for each unit. The project features a mix of one-plus, two and three-bedroom apartments on each floor of the three Phoenix eight-storey towers. Two-bedroom apartments will be 110sq m, with a single underground car park and three-bedroom apartments 130sq m, with double underground car parks. The four-level building will feature 24 one-plus bedroom apartments from 78sq m to 107sq m each with one underground car park.</p>
<p>Residents&#8217; facilities will include two 20m-plus pools linked by a flowing watercourse, a children&#8217;s pool and a suspended glass-walled gymnasium overlooking the pools, a spa, sauna, zen gardens, cabana barbecue areas and a tepanyaki bar. Each tower will also feature rooftop zen gardens with leisure areas, distinctive lighting and views to the ocean.</p>
<p>Most residents will be able to control many of the functional aspects of their apartments including airconditioning, television, a built-in audio system and lighting through use of the latest wireless technology linked to an iPad that is supplied with the units or, additionally, an iPhone.</p>
<p>Phoenix, designed by local architect Georgy De Leon, of GTS Architects, is the fifth development undertaken at Varsity Lakes by the strongly emerging Trilink Group, which also has interests in international development, construction, manufacturing and finance. The project is on a 4900sq m site fronting the 80ha Lake Orr.</p>
